Your Inspection

What Happens During The Inspection?

The exterior comes first. I’ll inspect the foundation, driveway, decks, porches, drainage systems, roof, and chimneys. Then I’ll move to the interior. I’ll check the walls, ceilings, floors, and doors. Vents for the A/C and heating system are checked for operability and I’ll perform a temperature differential check on the return air and selected discharge vents. The results of anything I find will be noted throughout the entire inspection. I’ll test the stove and bath fixtures and the accessible electrical outlets. As I walk through each area, I’ll look for safety features, such as smoke detectors and carbon monoxide sensors, and note them.

The mechanical systems check is next in the process. I’ll perform a complete review of the electrical, heating and cooling, plumbing, and attic venting systems in the house.

Finally, I’ll perform any septic system, radon, or water quality testing you may have ordered. Once I’m done with the inspection, I’ll prepare your report and upload it to my website generally within 1-3 business days*. You will receive a secure login and password so you can download your report directly from my website 24/7/365. Some of the extra testing you may have ordered can take longer than to receive the report from the lab. In that case, I will deliver the report as soon as it becomes available. The entire on-site inspection should take no longer than four hours, most are less than three. However, situations vary with each property. If the home is large or is known to be in disrepair, it’s best to allow extra time.

Do I Have To Attend The Inspection?

It’s not required for you to attend. However, you won’t find a better opportunity to learn about your property and its features. I’ll answer any questions you have. Seeing the property as I inspect it, will give you a much better understanding of the report.

There Are No Perfect Homes.

As you prepare for the inspection, be aware that there really is no property that is perfect and problem free. Most people are surprised to know that even new homes have some problems.

With that in mind, I’ll take care to help you keep things in perspective. The best features of a property almost always outweigh the problems. The key is to completely understand the property. And I’m trained to see that you receive all the information and knowledge you need to make a wise decision.
